What type of projects does TRB Projects typically consider?
Most projects we consider fall within the £750,000 to £2m GDV range and are most commonly residential new builds or commercial conversions. We usually look to ensure that projects we take on are within an hour or so's drive of Winchester.
What sort of residential properties do you develop?
We are not confined to a particular project type, having built a wide range of different projects, from a development of 17 terraced and semi-detached houses to single luxury detached homes. We are happy to look at any opportunity, from land development to conversion projects.
Do you fund projects yourself?
We usually look to use a mixture of own funds plus third party funding from our panel of investors, as necessary.
Are you looking for new projects?
Yes, we are always looking for new opportunities. If you have a potential project you'd like to chat through with us we'd be delighted to hear from you. We also pay a substantial finder's fee to anyone who is able to make an introduction or find a plot for us that we subsequently go on to purchase.
Do you welcome new private investors?
We are always happy to speak to potential investors. We typically offer a commercial loan agreement where the investor provides capital to TRB for a specific project over a fixed period in return for an agreed rate of interest. How well-established is TRB Projects?
Simon has amassed nearly 30 years of property development experience having completed around 50 new builds and conversions. However, having access to a diverse depth of talent was one of the key drivers in forming the business, hence TRB is able to access a talent pool that goes way beyond its founder. The extended team have previously worked on a huge range of different projects over a very long period, with well over 100 years' experience between them.
How do you like to work with investors?
We always keep our investors regularly appraised of a project's progress throughout each stage of the development process. We are also able to work with those investors who are looking to get in to property development themselves, and want to learn as they invest. Investing in a project whilst learning development skills at the same time allows you to see first-hand how property development projects are run.
